Please read our house rules and rental agreement. Failure to provide the booking requirements may result in the cancellation of your reservation, following the listing's cancellation policy. BOOKING REQUIREMENTS - Guest must be at least 25 years old - We will request for you to send your ID and address upon booking confirmation Booking this property means you are agreeing to the rental agreement below. RENTAL AGREEMENT This Agreement applies to all members of the Guest's party no matter the age or affiliation. Guest acknowledges that Guest is responsible for sharing the renter agreement, and its requirements, with all members of the Guest's party and anyone else permitted onto the Rental Property by the Guest. In consideration of the rent received and the mutual promises contained herein, Owner of the Rental Property does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions: GUEST REQUIREMENT PRIOR TO BOOKING CONFIRMATION ★ Guests must be at least 25 years old. ★ Names and identification may be requested by the Host. ★ You are required to send your ID. Security deposit of $500 to $1,000 may be requested as well. CHECK-IN AFTER 3 PM and CHECK-OUT IS 10 AM ★ Please message us if you wish to check-in before 3 PM. This is subject to approval and fees may apply. ★ In respect to our housekeeping team's schedule, we do not accommodate late check-out requests. Failure to check-out on or before 10 AM without approval from the Host may be charged at $50 per hour. NO SMOKING OF ANY KIND IN UNIT ★ Smoking is not permitted at any time on the property and the guest agrees that any damages caused by smoke including odors or burns and cigarette butt clean-up will be charged to the deposit amount. Guests further assume liability to damages caused above and beyond the deposit amount. ★ If the property is advertised with a smoking area, guests can smoke in the designated smoking area. We simply ask that you pick up the cigarette butts and don't let the smell whiff inside the house. DOGS ALLOWED ★ Pet fee: $99 per dog. This will be requested through the Resolution Center. ★ We love pets but, due to previous experience, we can only accept dogs. We simply ask that you keep them off the furniture, and they are house trained. ★ No cats, bird, fowl, fish, reptile, and/or animal of any kind shall be kept on or about the premises, for any amount of time. QUIET TIME ★ Please minimize noise from 8 PM to 7 AM. ★ Please respect the neighbors. NO PARTIES, GATHERINGS and UNDECLARED GUESTS ★ Disturbances will result in removal by the Host or Law Enforcement with no refunds. ★ Undeclared guests will be charged $50.00 and might result in removal from the property. BEFORE CHECK OUT ★ The guest will wash their dishes, empty the refrigerator, pick up all visible debris from the floors and furniture, and take out all the trash. Cleaning INCLUDED in your departure cleaning rate: vacuuming, dusting, surface cleaning, sanitizing, towel/linen laundry, making beds, and putting away clean dishes ★ You will be responsible for additional cleaning fees charged by our cleaners for any excessive cleaning required and removal of smoke smell after your stay. ADDITIONAL HOUSE RULES ★ Please report any issues and/or dissatisfaction on the day of your arrival. Remember, if we don’t know about it, we can’t fix it. We cannot be held responsible for issues which have not been reported. ★ The maximum number of guests is listed in the ad and will not be exceeded. ★ The property rented will be returned in the same general condition in which it was rented, and the Guest will be responsible for all damage and/or loss that occurs during the rental period. ★ Daily maid/towel/linen services are not provided. ★ No rearranging furniture. Rearranged furniture will result in an added cleaning charge (to put things back). Damaged furniture (for any reason) will result in replacement charges. ★ Broken items not reported on the first night of a stay will result in a charge for damages. ★ Stains and damage that would be unreasonable to use for future guests will result in replacement charges. ★ Guest’s obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. ★ Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. ★ Guest will pay for all damages, missing items, and charges for fines/fees incurred by the owner/manager as a result of the misuse of this rental, and any/all legal and collection fees incurred by the owner/manager plus the statutory maximum interest rate for any unpaid portions of these charges after 30 days of non-payment. The guest agrees that they will not “charge back” any amount charged to cover damage/misuse/theft/rental fees. Any reservation obtained under false pretense will result in cancellation/removal of guests with no refund. ★ It is the guest’s responsibility to keep the house locked and secured while the house is unoccupied. We are not responsible for items missing or stolen under any circumstances. ★ We love gifts, but the greatest gift is making sure you don’t leave anything behind. To avoid paying a fee to have us recover and send lost items back to you, it’s worth taking a few extra minutes! We are not responsible for items left behind and cannot guarantee that we will find them. AGREEMENT TO BE BOUND. This Agreement defines our terms and conditions. By booking with us, you’re agreeing to: (a) accept the terms and conditions of this Agreement; (b) follow the rules; and (c) accept the consequences described in this Agreement if you break the rules. TERM OF AGREEMENT. This Agreement takes effect when you make your Reservation and continues throughout the duration of your stay until checkout or you have left the premises. RESERVATIONS require a payment of one hundred percent (100%) of the total rental charges, due at the time the Reservation is booked. If the reservation is made using a third party website, the terms and conditions of that website apply. CANCELLATION & REFUNDS. We don’t do refunds. If you have an issue, we will do our best to resolve it as quickly as possible. Cancellations will follow the listing’s cancellation policy. Additional refund will be at the host’s discretion. REFUNDS FOR ISSUES OUTSIDE CONTROL. Some things are out of Host’s control, and we won’t issue refunds for them. This list includes, but isn’t limited to: (a) environmental noise; (b) personal emergencies of Guest; (c) flight delays or other travel-related issues; (d) inclement weather which includes power outages at the property as well as access to the property on city roads; (e) internet or cable connectivity problems; (f) any states of emergency or government-declared evacuations or pandemics; or (g) any delay or failure caused by acts of God or other causes beyond control, including fire, flood, earthquake, accident, storm, explosions, strike or labor dispute, act of war, and terrorism. Any such event, and any other event specifically identified in this Agreement, shall be deemed a “force majeure” event. We highly recommend buying travel insurance to cover these types of events that Host is not responsible for refunding. SECURITY DEPOSITS. A security deposit of $300-500 is required as part of the original booking process. Refusal to pay the security deposit may result in cancellation of your reservation with no refund. OCCUPANCY LIMITS. Please respect the occupancy limits listed in the listing description. If you exceed the listed maximum, we will charge your security deposit. You also risk being evicted without refund at our discretion. REPORTING OF PROBLEMS. If you experience a problem with the property during your stay, report it by sending us a message or email us at [email protected]. We’ll do our best to fix the problem. I will abide by the rules and accept these rental conditions: The property I rent will be returned in the same condition in which it was rented and I will be responsible for all damage and/or loss that occurs during my rental period. I agree to hold harmless and to indemnify the Owner of the Rental Property against all loss, damage, expense and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever rising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not. I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival I will contact Owner immediately) and further agree that the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented. I enter into agreement freely with the Owner of the Rental Property at my own risk, acknowledging the risks inherent in indoor and outdoor activities and assume any and all responsibility for the minor children and myself in my charge. All parties agree to and will comply with Federal, State and County pollution laws and any other applicable laws and regulations. We try our very best to deliver a great experience but you should be aware that you are booking a vacation rental. We are not a hotel with hundreds of rooms or some big company with gazillions of dollars and armies of staff. We're a small team opening our homes and hospitality. We promise to treat you better than we expect to be treated and we ask that you do the same. We want your vacation to be perfect just as much as you do. Just remember that we are all human and our homes are no different than yours - sometimes the unexpected happens. If it does, we promise to spring into action and do everything we can to resolve it. If you have any issues or are unhappy, you promise to call, text or email us. VIOLATION AND ASSOCIATE FEES Noise violation resulting in police visit or neighbor complaint - $300 Excessive mess requiring additional cleaning - $250 and/or the amount the professional cleaners will charge. Smoking inside the property - $500 and/or the amount of professional cleaning to remove the smell. Unauthorized late checkout - $50 per hour. Damage to property - Replacement/Fix cost of damaged item/items Unauthorized Event or Party - Immediate eviction and forfeiture of deposit; in addition to any imposed fines. Unauthorized Restaging of Furniture - $250 and/or the amount the professional cleaners will charge for extra hours. Unauthorized Pets - Immediate eviction and forfeiture of deposit. Neighbor disturbances: ie: gate rings, visits - Immediate eviction and forfeiture of deposit Please understand this fee schedule exists only to deter bad actors who plan on causing chaos and damage to our properties. We have no intention of excessively or randomly charging fees to five-star guests. Now that we have gotten all of this out of the way, we want you to have the best experience possible! Thank you so much for choosing us for your stay! 1.Guests and visitors should comply with the parking regulations and requirements and must show consideration to other vehicles in the neighborhood. 2.No shoes inside the home. 3.No smoking inside Airbnb. Cigarette butts must be disposed of in trash and not the grounds, if violated shall be charged $250. 4.No parties or events. If violated, security deposit will be forfeited. 5.No unregistered guests or visitors allowed. If found, shall be charged $50 per person. 6.Quiet time after 10 p.m. 7. No eating or drinking in bedrooms. Please enjoy your meal in the dining room. 8.Dispose of the garbage in the trash bin. 9.No pets allowed. Immediate eviction and forfeiture of deposit plus any additional damages and extra cleaning, 10.Make sure to turn off the lights, air conditioning, and any electronics when you leave the house. Don’t forget to close the windows and lock the door. 11.Report any damages and/or breakages in a reasonably timely manner. Damages exceeding the security deposit amount must be paid by guests and will be reported to Airbnb. 12.Wash the dishes, and throw out the garbage before checkout. 13.
